The Benacon concept of property rental offers an alternative to usual rental schemes : holiday accommodation of a basic standard or long term unfurnished rental. Our aim is to provide a flexible solution tailored to individual requirements with regards to the property, terms and services required.
Benacon offers properties of differing sizes and types, to suit all budgets. They are conveniently situated in Paphos town or nearby villages, well designed, with beautiful views, large verandas, and peaceful surroundings.
Each home is comfortably furnished and fully equipped, with everything needed for modern living on a short or long term basis.
The Benacon accommodation and property maintenance team ensures that the properties are maintained in a professional manner.
For long stayers, as a complement to comfortable living, Benacon offers a wide range of ancillary services.
Finally, Benacon's analytic pricing method offers the best at exact cost.

The schemes
Benacon rental proposal offers three alternatives :
1 - The holiday accommodation
For stays of one to three weeks length: It provides full accommodation facilities. Car rental can be included on request.
2 - The short term property rental
For stays of one month's length upwards, with customized accommodation terms and costs. Car rental can be included on request. Variety of ancillary services. Wide range of side activity proposals according to period, through the Benacon Club..
3 - The long term property rental

The properties


Iris Court (apart. 101, 201 & 202)

A small residential apartment block with only 6 apartments, in a quiet area only 3 ms from Pafos center.
Well located, in a quiet cul de sac and with easy access to town and the country side.
The apartments, of 3 bedroom , 1-1/2 bathroom are on the second floor, with open views, large verandahs, lift, carport and store room. Easy to look after, ideal for using as a base for exploring the Pafos area.

Mesoge Gardens House-Not Available
Part of a small residential complex nestling in the orchards, a walking distance from the centre of the traditional village of Mesogi, 6 ms up the road from Pafos centre.
The house is located in a very quiet area, with extended views over the Pafos cost line and with trees in the fore ground. This 3 bedroom house is ideal for those who like the village atmosphere.

Perneri Villa
This 3 bedroom 2-1/2 bathroom villa is located on the outskirts of a quiet and well established development, near the village of Tala, 12 ms from Pafos center.
With, extended views of the coast line and the surrounding hills, private patio landscaped around the swimming pool, large shaded verandas and a small orchard, this house is ideal for family reunions and attractive to garden lovers.

Terratsou Villa
This 3 bedroom 2 bathroom villa is located on the outskirts of a quiet and well established development in the village of Tsada, 12ms from Pafos centre.
With views over Paphos and the coastline.
Private patio with pergola in front of the swimming pool, landscaped garden and garage.
Ideal for those who like peace and quiet.

The holiday package

General terms

Properties are rented fully furnished with all equipment necessary for comfortable living, including linen, kitchen ware, cleaning and washing equipment. Satellite T.V. and hi-fi system are standard.
Linen replacement and basic cleaning are provided weekly. Telephone and/or fax facility can be provided at additional cost. For properties not equipped with swimming pool, access to sport and health center is offered as a complementary service (see ancillary services paragraph).
Transportation to/from Pafos airport is included. Transportation to/from Larnaca airport is at an additional cost of Cyprus pounds 35.00.

Regarding duties and responsibilities,
The company is responsible for :

Technical maintenance of the property and its contents, within proper usage.
- Running cost of heating system, garden and pool.
- Water supply , according to normal consumption.
- All property taxes and insurances.

The lesee undertakes :
- To care for the property as a home.
-To follow the property instruction guide especially on the water and energy saving.

Costs and payments
Cost calculation principle
Rental overall costs have been calculated to combine accuracy and practicality in providing:
- An automatic reducing scale according to the length of the stay.
- An easy calculation for electricity consumption, especially important for long stayers and for the use of air condition in   
  summer.
- An accurate billing for communication facilities.
The total cost to the client is split into three :
- The basic rental rate, by one week period, which varies according to the season.
- The running expenses for electricity according to consumption.
- The telephone and ancillary services costs according to request, quotation and detailed billing.

Rental costs
- A fix charge per contract to cover administration, property preparation and other costs.
- The basic rental rate, by one week period, which varies according to season.
- The running expenses for electricity and telephone according to consumption.
The final stay cost calculation includes an overall reduction which is compounded at the rate of 2% per month of continuous stay (i.e. 3 months, 6%), up to the maximum of 12% (6 months)

Payment terms
- The property fix charge is payable as an initial deposit immediately on booking (fax, mail)
- Balance up to 50% of the total rental amount on receiving the signed booking documents by the company
- Balance of the total rental amount is payable 60 days prior to arrival.
- Electricity consumption cost and on departure
- Telephone charges on presentation of itemised billing (usually a few weeks after departure)

Cancellation terms

Benacon has a special agreement for its clients, for the the use of the Avanti Hotel sport and health facilities.
The Avanti Hotel is one of the best four star hotel in Paphos equipped with 5 star facilities. It is located in the touristic area of Kato Pafos with easy access from Paphos town. Distance to the hotel from each property is given in the property description sheet.
