In the project construction phase, Benacon's main aim is to
continue the relationship of trust and understanding which has been established with their
client during the development of the previous phases.
Priority is given to establishing good communication and offering explanations and
detailed documentation of the project, which includes plans, technical specifications,
costings and time schedule. Then, each party's responsabilities are set and work carried
out according to plans in the most efficient manner. |
Costing
On completion of all technical documents, Benacon provides detailed costing for
construction. Benacon's in-house costing system is based on a very detailed and
comprehensive architect's study. This avoids ommissions or unclear specifications, a
common cause of misunderstanding in the building trade.
The construction price is fixed by the contract, and includes all costs up to final
delivery of the house, and if desired, landscaping. Specified provisional costs are
provided for non-selected materials at the stage of the contract.
Itemised bills refer to both the description of the specific items and to the quantity
involved in the building, thus providing a double check on what is included in the
project.
All selected materials, building technics and standards refer to existing projects which
can be visited by the client and become a common reference for both parties, insuring
complete understanding.
Construction
The construction process starts on completion of all contractual documents.
Benacon employs most of its own craftsmen, thus reducing subcontracting to a minimum.
This allows the establishment of innovative technical solutions, durable building
practices and reliable execution through in-house workmanship and quality control.
Benacon's staff and project management structure provides complete supervision at each
stage of the building procedure from the architect's design to the final product.
